Since 1990, The Renovated Home has been a total turn-key, one stop, full service Design/Build firm whose approach to designing, building and providing owners representation eliminates all of the layers of the traditional Architect / General Contractor model.
Ours is a process born of 28 years of successful designing and renovating
while also value engineering our projects at the high end.
Our definition of a successful project is one where the process is seamless, the client is in tune with us and the budgeting and timeline that we established at the inception of the design phase - has held true through the completion of the final punch list.

We do not entertain the contracting for the designs of others.
We have absolutely no patience for the traditional model that has a contractor blaming an architect for a set of plans or specifications that are incorrect - and has the client entertaining the endless barrage of Change Orders that are no fault of the client (more about change orders in a moment).
What my team and I say with every one of our projects is that we are happy to take any and all of the blame - as long as we get to take all of the credit when the project is a success.
And our No Excuses Ever approach to a project resonates through every person, every trade, every artisan, and every supplier that we include within our team.

The President of our company is always involved in the projects at every turn: From the initial designs and budgeting through every aspect of the build, hes there. Site meetings, project meetings, punch list meetings. No intermediaries.

Over 90% of our clientele come from the recommendation of a past client, associate or real estate broker and it’s this base of support that is the cornerstone for our success. And the bases of those recommendations come from our turn-key, "cradle to college" approach on every project we are involved with.
From the first meeting where we discuss a client’s upcoming project from a macro (or as we call it “the view from 30,000 feet”), it is our specific role to provide guidance and brutal honesty on every element given our 28 years in business. Whether or not we are the right fit for their project makes no difference- our number 1 job is to provide honest guidance.
- Guiding clients through what is reasonable in their budget- and what is not- never “yessing them”.
- Guiding them on what real timing is for their specific project – not providing make-believe scheduling.
- Guiding clients through the building permit and (in NYC projects), the building submission, alteration agreement and review process.
- Guiding clients to avoid the pitfalls of a renovation through offering a turn-key, cohesive, and one stop approach to their project.

The guidance from these initial meetings is carried through the entire design and specification process:
it is in this detailed guidance on every detail, that is our role- because we have that level of expertise to offer to our clients.

This guidance and ownership of direction continues throughout the design and specification process and ultimately through the construction and build phase. Reviewing and re-reviewing drawings and specifications to make sure that “what looks good on paper”- ACTUALLY looks good in your home!
Producing a project with superior craftsmanship is paramount, but also communicating with our clients through weekly site meetings, video and streaming cameras to show progress and process all throughout and communicating and documenting schedules on elements like Google docs- are truly the way to make sure that our clients are in the loop at all times.
Bringing the project home and complete through punch list sign-offs is perhaps another way that we differ from other firms. Ensuring that the details are complete is the project. 99% isn't good enough for us. 100% is what we strive for because that is what you expect. And we service our clients years and years into the future. Decades Later.
STRAIGHT ANSWERS TO STRAIGHT QUESTIONS.
The concept of establishing a budget in the initial design phase - that is held sacred throughout the design AND the build process may be totally unheard of in a renovation - but the idea of getting straight answers to straight questions seems to be an even more unusual offering in a renovation.
Ask us a question about your project and be ready for the truth.
That's our only policy.
If we don't think the initial budgets that a client is thinking is in tune with reality - we will absolutely tell them - even at the risk of losing them as a client.
We will never "yes them", never answer them with anything less than the truth.
And believe it or not,
if a client comes to us with a budget that is WAY above reality, way more than is necessary - we will tell them that too!
